My suggestion to you about selling your home is price it low, price it right.

All real estate studies show, by far, lower price is the only reason which makes the sales happened. Sales will happen - only if the offers will come. Offers will come - only if the showings will happen. Showings will happen - only if the price is low or only if the price is right.

The other way to look at it is when you are a buyer, you want to see 20 homes but want to buy only one and only the best one with lowest money, you will not buy any of the other 19 homes on the market, same is true from the other buyers when you are selling it.
